MORTGAGE FRAUD
• Never forward a title companies wiring instructions to a borrower. The borrower should make contact (by
a verified phone number) with the title company in order to obtain their wiring instructions.
• If the borrower has not already been in contact with the title company, someone familiar with the
borrower should provide the title companies phone number to the borrower.
• Ask the title company confirm banking institution, routing and account numbers for the wire to the
borrower.
• Another option give the borrower is to pick up a physical copy of the wiring instructions from the
closing office.
• Always remember, when sending out emails containing personal/sensitive information, to start your subject
line with “FBSecure.” Using FBSecure will ensure the email is sent encrypted.
• Look for misspellings, even if they are just one letter off.
• Double check email addresses carefully - even if you think you know exactly who you’re talking to. Remember:
Scammers can duplicate an email signature with ease.
• Never open an attachment from someone you don’t know.
• Pay close attention to the email header and contents.
• Report any suspicious emails directly to The HelpDesk.
• Block any emails you know are spam and delete them from your inbox.
• Report any suspected fraud immediately to Fraud FBM and your direct manager.
3. Educate:
• Educate your borrowers on wire-fraud well before closing.
• Always include the wire-fraud logo in your signature.
• Ask your attorneys’ offices if a certified check can be accepted instead of a wire transfer.
